Overview
LeeAnn Baker is of counsel in Nutter’s Real Estate Department. Corporations, developers, lenders, nonprofit organizations, and governmental entities rely on her expertise in a wide range of commercial real estate matters, including leasing, financing, land use, and development.
LeeAnn’s practice includes representing landlords and tenants in all aspects of leasing, including negotiating and drafting leases for office, retail, laboratory, medical, manufacturing, restaurant, and warehouse spaces.
Additionally, she advises her clients in connection with dispositions and acquisitions of property for the conveyance of commercial properties, industrial buildings, retail sites, and affordable housing projects. Lenders and borrowers turn to LeeAnn for legal advice on a broad range of commercial transactions, including construction and acquisition loans, syndicated financings, and multistate portfolio financings. She also counsels clients in respect to zoning, environmental, and land use matters, and has extensive experience on development projects, including site acquisition, construction, title matters, joint ventures, and land swaps.
Notable Experience and Client Impact
- Represented a manufacturer of microbiology diagnostic devices in the sale of its life science facility for $323 million.
- Represented a health care company on all aspects of real estate matters related to the acquisition of hospitals, medical centers, and health care systems.
- Represented institutional lenders in the construction, acquisition, and bridge financing of a variety of property types, including industrial parks, mixed-use projects, office, regional shopping malls, retail, and commercial condominiums.
- Counseled a private corporation in acquiring a vacant property, constructing a facility on the property for a third party, and then exchanging the facility for a separate parcel.
- Advised a biopharma corporation on multiple leasing, acquisition, disposition, and national construction projects.
- Counseled hospitals and medical practices on joint venture developments, leasing, acquisition, and construction matters.
- Advised a private landowner in the development of 18 residential lots on a 118 acre parcel.
- Represented a private developer in an office project and retail financing.
